Why Sandestin, Florida is a hotspot for home buyers


Florida’s Emerald Coast community has become a hot spot for buyers who may be paid for prices due to rising prices in southeastern Florida Housing market.

Sandestin, Florida, has been called an “attractive alternative” to nearby markets, but has seen a noticeable rise in activity, according to the agency, a global real estate agent with more than 130 offices in 12 countries.

Areas within the Florida Panhandle may not have the same level of fame or demand as places like Miami or Key West, but that’s an advantage for buyers by keeping prices low.

The area’s “pictorial landscapes and lively community amenities” has also become a “persuasive option” for anyone considering moving to Sunshine State, reporting 114 detached houses and 154. The apartment was sold in 2024.

The company also predicts that “continued demand for coastal living and luxurious amenities” will continue to drive interest in Sandestin.

The median listed price of Miramar Beach surrounding the Sandestin area was $626,000 last month. This is less than half the price of the nearby Santa Rosa Beach.

Jones said the median list price per square foot in Miramar Beach is $532, more than $100 per square foot compared to Santa Rosa Beach.

Homes in this area usually spend a long time on the market, which also benefits the buyers.

According to Jones, prices in Miramar Beach are still highly valued, rising 25.5% over the past five years, but the increase was more modest than in nearby areas.

Jones cited the home-type mix because of price inconsistencies. Sandestin is a 70% condominium, and 75% of Santa Rosa Beach is made up of detached homes.

Still, “Comparing only detached houses shows that Miramar is much more affordable than nearby Santa Rosa Beach,” Jones said, adding that the median listing price for a detached house in Miramar Beach in February is $1.25 million.
